How to Choose the Right Curtains for a Dubai Home
Start with the light, not the fabric swatch
Most curtain shopping starts with a colour or pattern people like. In Dubai, it's worth starting with orientation instead. A west-facing living room takes brutal afternoon sun for hours; a north-facing bedroom barely sees direct light at all. The first gets a heavier, UV-resistant fabric with a light-coloured lining to reflect heat back outward. The second has much more room to play with sheer or lightweight fabrics.
Lining matters more here than almost anywhere else
A thermal or blackout lining isn't just about sleep quality — in Dubai it's a genuine energy-cost decision. Unlined curtains let heat radiate straight through into the room, working against your air conditioning. A lined curtain, even in a mid-weight fabric, measurably cuts that heat gain. If a room runs an AC unit for most of the day, the lining pays for itself over time.
Match the track to the window, not the other way around
Wide sliding doors and floor-to-ceiling windows — common in Dubai apartments and villas — need a track system rated for the width and weight of the fabric, not a standard rod. Wave-fold tracks (the soft, S-shaped fold you see in a lot of newer developments) need a purpose-built track and glide system; hanging heavy fabric on the wrong track leads to sagging within months.
Dust and sand are a real maintenance factor
Fine dust gets everywhere in this climate, and curtains near windows or balcony doors collect it faster than in most other markets. Fabrics that can be taken down and machine- or dry-cleaned without shrinking or losing their drape hold up better long-term than delicate, dry-clean-only silks in a room with heavy dust exposure — save those for rooms further from doors and balconies.
A simple way to decide
- Bedrooms — blackout or heavy thermal lining, darker or neutral tones that hide dust between cleans.
- Living/dining rooms facing direct sun — mid-to-heavy fabric, thermal lining, lighter outer colour to reflect heat.
- North-facing or low-light rooms — sheers or lightweight linens work fine, more design freedom.
- Large sliding doors — wave or ripple-fold tracks rated for the width, not a standard rod.
If you're not sure which category a room falls into, a home visit and measurement (SMB Curtains & Upholstery offers this as a free consultation) is usually faster than guessing from a fabric sample under different lighting than your actual room.
